We are seeking a dynamic and proactive Property Maintenance and Asset Specialist to lead the way in ensuring our homes are safe, well-maintained, and compliant. You will oversee property maintenance contracts and develop strategic work programmes. By enhancing tenant communication and streamlining procurement processes, you’ll play a vital role in driving service improvements. You will also ensure health, safety, and compliance standards are met while effectively managing budgets. You will report directly to the Housing Manager and work on a fixed term basis
Role and Responsibilities
- Oversee property maintenance, repairs, and void home contracts to ensure high-quality work, reduce vacancy times, and meet contractual timelines.
- Develop a two-year programme of works based on Stock Condition Surveys and large repairs.
- Enhance tenant communication for property updates, maintenance schedules, and service improvements, ensuring empathetic and professional interactions.
- Manage maintenance requests, supplier relationships, and procurement processes to optimise service delivery.
- Ensure all properties meet health, safety, and compliance standards through annual checks and corrective action programmes.
- Maintain accurate compliance records and support regulatory audits and reporting.
- Monitor and manage designated budgets, controlling costs and reporting on any overruns.
- Collaborate effectively with all stakeholders, fostering a supportive and respectful environment in line with ALONE’s values.
Essential skills & experinece
- A minimum of 5 year's relevant experience in construction or estate management.
- Knowledge of housing legislation, maintenance standards, and regulatory compliance.
- Previous experience working in social housing or a similar tenant-focused environment desirable
- Strong knowledge of property maintenance, repairs, and asset management within the social housing sector or similar.
- Ability to communicate and effectively work with all stakeholders with a focus on responsiveness and quality service.
- Familiarity with housing health and safety regulations and best practices
- Ensures accuracy in documentation and manages time effectively to prioritize tasks.
- Have initiative and strong problem-solving skills
